There are many products on the market today that make owner-occupied financing accessible to anyone that can qualify for a regular mortgage.


There are also programs that will allow you to mortgage land only if you are not ready to build. This will give you ample time to think through your design process.

DESIGN

Our Architects and Designers will help you choose both the interior and exterior designs, which best suit your need.


Your can select one of our plans and customize it to your liking. We will also ensure that the plan will meet the restrictions that are set for your lot. If variants will be needs your contractor will need to work on securing them.

PERMITS

Our engineer will create a site plan requiring to obtain your zoning permit.


Our architect will prepare a detailed structural plan, required to obtain a building permit.


Obtaining the required permits will takes time and will vary depending each specific situation. 


Our team cooperates with local authorities to accelerate the process in accordance to federal, state, and local regulations.

PANELS PRODUCTION AND JOB-SITE WORK

Based on the detailed structured plan, our partners will produce wall panels, floors, roofing and other elements. We try to minimize the time and labor spend on-site by prefabrication as much of the house as possible. Some items are left to be built on-site for quality reasons.


While your house is build at our factory, your general contractor will start preparing your lot which includes lot clearing, excavation, utilities, foundation etc.


Our panelized system comes with most of the exterior wall components preinstalled. What’s not installed will be delivered separately and installed on-site. Most of the windows will be pre-installed depending on the size, shape, and overall complexity.

Then we manufacture the panels in a controlled factory environment. Is your home considered sustainable and green?

Other manufactured homes are built to a less stringent building code (HUD Code). However most importantly, they are built in accordance with the International Residential Code (IRC), the same building code as any other site-built home. As far as banks, lenders and appraisers are concerned, our home is no different than any site-built home.

Do you work with lenders?

Financing for our homes is no different than any other site-built home. We do not offer direct financing through our company, but do have different banks we work with, depending on your location. As far as banks, lenders and appraisers are concerned, your home will be no different than any other site-built home.

HOW DOES IT WORK

Please, read a summary of how we work with our customers and partners on the Prefabricated Modern Houses. This is a very approximate description, because all our projects are unique, and our business model is very flexible in designs, approaches, customer’s needs. 


The more, the construction industry is strictly regulated by federal and local authorities. Our projects must be thoroughly prepared and completed. For example, depending on the lot location and state regulations, the obtaining of permits can take from several weeks to several months and even more. 

1.We are monitoring the land market in several states (CT, NY, NJ, and PA), making preliminary research on seismic and geological concerns, flooding, easements, zonings, costs, etc. Regarding to requirements and lot size our architects and designers develop the visualization model of the house on chosen lot. Many of them are listed on Zillow.

2.Some of customers quickly looked through our website and confused, let us clarify. Listed houses are not built, these are visualization home models on listed land lots for sale. The real house can be built with your changes in structure and design with all given options at the stated price for house package materials.

3.The Price of the house, which is listed by our Company, includes the cost of the land, construction jobs and cost of the package. The package content is described on Company’s website www.source-O-matic-llc.com and includes all listed materials and finishing, required to build and finish your home.

4.Optional changes and additions are possible. All items and fixtures listed on our website are available! Our house models are very flexible and customizable in many ways.

5.You have two options, two choices of how to build your Dream house.


A-Enter the contract of buying Home Package, which includes all materials accordingly to your architectural, structural plans and design. You will make all construction work and house assembly on your own.


B-.Enter the contract of buying Home Package with Construction work.

6.In all cases, to get required permits, to order the package manufacturing, to start the constructions jobs we must prepare the Architectural and Structural Plan and Design. The customer has an opportunity to start cooperating with our architects, engineers, and designers by entering the Contract for Architectural and Structural Plan and Design. Its cost usually varies from 7K to 10K, and depends on house area, features. All communications are online only!

7.The amount, paid for p.6, will be credited to your initial contract payment.

8.Check several home designs on your needs and preferences. How the house will look, how many floors, on a slope or not, with/without terrace, square footage, number of bathrooms, kitchens, bedrooms, and others. You can refer to our website or any other source of ideas and designs.

9.Customers, who do not have the own lot, must buy a lot on their own name. You can use our lots suggestions, or your own sources and preferences, regarding the location, home area, etc. Cooperate with us, land professionals, realtors, finance institutions. In this process we must contact local authorities and professionals to check zoning and clarify what you can build on the lot.

10.Decide who will be your General Contractor to build a house. You can cooperate with our partners or choose on your own. Jobs are: Lot Preparation, Foundation, Utilities, Panels Assembling, Flooring, Roofing, Finishing, Landscaping, etc. You will get all materials to build a house, like it is described in our website.

11.Enter one of the contracts and make payments depending on your choice:


11.1- Architectural and Structural Plans, and Design with rendering exterior, interior Visualizations (if you want to start with plans and designs before entering the main contract). All kinds of contracts include this job! Generally, customers make two payments of equal amounts.


11.2.  Home Package Purchase (you want to buy ready prefabricated house materials and make all construction jobs on your own). Generally, the payment schedule is: the Customer pays 25% at signing, 35% at the beginning of the house manufacturing, 20% at the interior section preparations, 20% on the package shipping.


11.3.  Home Package Purchase and Contract with our partner General Contractor. Generally, the payment schedule is: the Customer pays 20% at signing, 25% at the beginning of the house and lot preparations, 35% at the beginning of house assembly, 20% on occupation permit.

12. Our architects, engineers and designers will contact you on-line and prepare Architectural, Structural Plans and Design with a 3D Interior and Exterior visualization. This is required to get permits and other required documents. And to start the home manufacturing. This process usually takes around 1-2 months. You've to approve the plan and design to go further.

13. We will start to acquire the Building, Electrical, Plumbing and HVAC permits. During this process authorities can ask for some changes, adjustments, our professionals will contact you ASAP, discuss and make required changes in your plans.

14. If you prefer to buy your house and hire your own General Contractor company (step 11.2), we’ll start to complete your Home Package with prefabricated panels, roofing, decking, fixtures, flooring, doors, vanities, cabinets, and others., and deliver it to your jobsite within 3-5 months from step 12.

15. If you prefer to enter the contract on Home Package and our partner General Construction jobs (step 11.3), we will complete your Package, and ship it to your job-site. General Contractor will start jobs on your site, in dates and scopes regarding overall process fulfillment, delivered materials and required technologies. All process takes approximately 6-8 months from the date of building permit. 

16. You can check the job periodically and must accept when job is done. During the construction jobs we must pass many inspections, when authorities and professional will check whether the house complains to issued permits. 

17. After assembly completing and final inspection, we will get an Occupation Permit. Your construction project is finished. You can transfer the construction loan in the mortgage if you use that financing.
